This was the most complex project in the portfolio to date — a mixed-use block comprising an existing HMO and a one-bedroom flat, acquired together and taken back to brick for a complete strip-out and rebuild.
Rather than working around the existing layout, the full reconfiguration allowed every design decision to be made from scratch: room sizes, communal flow, specification level, and the addition of a title split to create a separately owned flat alongside the HMO.
That title split is the detail that separates this deal from a standard BRRR — it unlocks a further layer of capital value that refinancing alone would not have achieved.
